  • What is included?

    The price includes accommodation for up to 20 people in Llanlliana and 22 people in Ty Glas, all heating, electric and logs for the fires and includes VAT.

    Open WIFI network is available throughout both properties.

    Additionally, we provide all Egyptian Cotton Linen, luxurious fluffy white house towels and beach towels.

    Both properties are very well equipped, please enquire if there is anything in particular you need.

  • Can I bring extra people?

    Llanlliana comfortably accommodates up to 20 adults, with additional (chargeable) arrangements available for extra children. In the Lake Suite, there’s space for an extra child with the double and single bed. Plus, we offer five Z beds for children, allowing for a maximum group size of 20 adults and an additional 6 children, along with infants in a cot.

    Ty Glas Beach House comfortably accommodates up to 22 adults, with additional (chargeable) arrangements available for extra children. We offer four Z beds for children, allowing for a maximum group size of 22 adults and an additional 4 children, along with infants in a cot.

    Our tariff is half pro rata per additional child (under 16’s only), and we provide all bed linen and towels for your convenience.

    What’s more, infants sleeping in a cot incur no charge. We offer three wooden cots with mattresses, highchairs, booster seats, pottys, sterilisers, toy box etc for free. Just let us know your requirements.

    Extra day/evening visitors will be charged at £25.00 per person and provided with robes & slippers for the hot tub.

  • Can I bring dogs?

    Up to 4 well behaved dogs (Labrador size or smaller, no puppies please) are welcome at Llanlliana and up to 2 dogs at Ty Glas Beach House.

    There is a tariff of £25 per dog – they are not allowed upstairs or in any of the ground floor bedrooms, and they must be supervised outside at all times. We provide dog beds, blankets and dog treats.

  • What time can we arrive?

    Your check-in time is 16:00. You will be met at the property by a member of the team, who will welcome you and show you everything you need to know about the property.

    We can sometimes arrange an early check-in if we don’t have a back-to-back changeover. Please contact us if you plan to arrive early, and we’ll do our best to accommodate you. However, please note that early check-ins are chargeable, and we cannot guarantee them as this is a large property that takes a long time to prepare to high standards for your arrival.

    If you are ordering online groceries, please ensure they arrive from 5pm onwards. Your departure is by 10am on the last day of your holiday

  • Can we bring people to stay outside in a campervan or camp in the garden?

    We do not allow camping or campervans.

    If you have extra guests in the house (over 20 people in Llanlliana and 22 in Ty Glas) then please let us know and we will add them to your booking.

  • Do you welcome Hens, Stens or Stag groups?

    Whilst we welcome many celebrations in our beautiful properties we all know that Hens & Stags can, on occasion, become that little bit rowdier!

    We’d suggest that our properties are not suitable for particularly rowdy groups.  Ty Glas has a noise policy in place due to its village location.

    Llanlliana is more remote, without a noise policy, and a better choice if you have a Freddie Mercury wannabe in your group.

    Please contact us first, before booking, if you are planning a hen, sten or stag do and we can have a chat and discuss your plans to see whether we are the right fit for your group

Book and Manage your stay

  • How much is the deposit and when is the balance due?

    Once you have placed your booking a 30% deposit is due by either cheque, bank transfer or online card payment. The balance is due 84 days before your holiday.

    As a Security Deposit a temporary hold of £1000 will be automatically placed on your card as a pre-authorization starting 14 days before the Arrival Date and will remain throughout your Booking to cover any potential damages to the Property. This hold will be released from your card within 10 days after your departure date.

  • What are your changeover days? Can I book a short stay?

    Our check-in days are typically Monday and Friday. However, we aim to be as flexible as possible, so please don’t hesitate to contact us if you have specific dates in mind! We also offer short breaks at both Llanlliana and Ty Glas outside of school holiday periods. Click here to view our availability

  • Do you charge a security deposit?

    As a Security Deposit a temporary hold of £1000 will be automatically placed on your card as a pre-authorization starting 14 days before the Arrival Date and will remain throughout your Booking to cover any potential damages to the Property. This hold will be released from your card within 10 days after your departure date. 

  • How do I book a private chef, yoga class, balloon display, photographer, paddle boards or any other exclusives?

    To book a private chef, yoga class, balloon display, photographer, paddle boards, or any other exclusive services, simply contact us. We’ll be happy to provide you with excellent recommendations tailored to your needs!

  • Do you provide information on the accessibility features of each property?

    We’re currently in the process of creating detailed accessibility guides for each of our properties. In the meantime, if you would like specific information or have any questions, please don’t hesitate to contact us at [email protected] — we’re happy to help!

  • I’m booking on behalf of a business. Can you issue a VAT receipt?

    Yes, we’re happy to provide a VAT receipt. Please contact us after making your booking so we can process this for you accordingly.

  • What happens if we need to cancel?

    OUR RIGHTS TO CANCEL AND APPLICABLE REFUND

      • We strongly recommend that you take out an appropriate travel insurance policy before placing your Booking Reservation.
      • You may cancel a Booking before the Arrival Date by contacting us in writing using the Contact Details. A Cancellation Fee of £75 will be charged if you cancel your booking.
      • Your liability for Booking Price is dependent on the Property and period of notice that you give us, as set out below. The time and date of the cancellation is when we receive written notice from you.

    • We will confirm your cancellation with you in writing and notify you of any payment or refund due to you at that time.
    • If you cancel your Booking, we will try and re–let the Property. If we are able to re-let the Property, we will refund money paid less our administrative costs and subject to any difference in price between the Booking Price and the re-let price.
    • Please note that if you need to cancel because you are ill, including where you are showing symptoms of illness (for the avoidance of doubt this includes Covid19 and/or self-isolating due to any other contagious condition), this will be treated as a cancellation by you.
    • If you depart voluntarily from the Property before the Departure Date, no refund shall be given. Similarly, if you fail to show for your Booking this will be regarded as a cancellation on the arrival date and will not be refundable. For example: self-isolation or quarantine, performing statutory duties or mandatory obligations (such as jury duty, military service, incarceration), changes in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport will all be treated as cancellation by you in accordance with this clause.

During your stay

  • What’s included in your properties?

    All beds will be fully made up with luxury sheets.  Bathroom towels are provided in each bedroom, and separate towels to be used with the hot tub are also provided, in the downstairs boot room.  You will find bath robes and slippers in your wardrobe, for use with the hot tub.

    We can provide a whole host of equipment for those travelling with toddlers: highchairs, booster seats and sterilisers can all be provided, along with potties, toilet seats, step-ups and travel cots

    All of the open fires will be laid upon your arrival, and you will be shown where additional kindling and logs are located for use throughout the rest of your stay.

    Your kitchen is fully equipped with everything you should need for all of your cooking needs.  In addition, you will be greeted with a welcome hamper, and essentials such as washing up liquid, washing up cloths, tea towels, a tub of dishwasher tablets, and salt and pepper.

    There are laundry facilities in the boot room and a small amount of washing powder is provided to get you started.

    There is an outside gas BBQ available for use in the warmer months, and all gas and cooking utensils are provided.

    There are outside games located in an outside store.

  • What do I need to do before leaving the property?

    Before your departure, we’d appreciate if you would take care of the following:

    • Don’t worry about stripping the beds
    • Place used towels in the shower
    • Load & run the dishwasher
    • Empty all the rubbish and recycling into the designated bins outside accordingly
    • Please log any TV’s out of Netflix, Disney+, etc
    • If logged into Alexa please log out from your account
    • Check all plug sockets are empty (chargers are often forgotten)

  • Is there WI-FI at the property?

    Yes, our properties are equipped with Wi-Fi. The network name and password are provided in the Touchstay Guide and on the Notice Boards. If you experience any connectivity issues, please contact us for assistance

  • What should I do if I have an issue with the property or experience any problems?

    If you encounter any problems during your stay, please contact our team immediately using the provided contact details. We’ll do our best to resolve the issue promptly

  • Will the hot tub be maintained during my stay?

    Yes, the hot tub will be checked daily and treated if needed to ensure it remains clean and safe for use. We will inform you before any maintenance is carried out to minimize any inconvenience.

  • What should I do if something in the house gets damaged or broken?

    If something in the house gets damaged or broken during your stay, please let us know as soon as possible. We understand that accidents happen and appreciate being informed so we can address the issue promptly.

  • What should I do in case of an emergency?
    1. Medical Emergency
    • Dial 999 immediately for ambulance services.
    • Provide the property address:

    • The nearest A&E is Ysbyty Gwynedd, Penrhosgarnedd, Bangor, LL57 2PW (approx. 45–50 mins drive).
    • For non-emergency care, Ysbyty Penrhos Stanley in Holyhead is a minor injuries hospital. No A&E department.
    1. Fire Emergency
    • Evacuate immediately and ensure everyone is safe.
    • Call 999 and request the fire brigade.
    • Once safe, notify us so we can support and assist as needed.
    1. Security or Police
    • For urgent situations, dial 999 for immediate police response.
    • For non-urgent matters, call 101.
